Access Statement for Little Barn
Little Barn is a converted stone barn which is 400m east of Ascott.
It is detached and has a single track lane that passes it. The kitchen
and sitting room over look grass fields.The access from the lane
to the yard that adjoins the barn is slightly sloping gravel, the
yard is concreted with a 25mm cotswold chip gravel path that leads
to all three doors into the barn.
Little Barn can sleep up to 6 people in three rooms, the bathroom/toilet
is on the first floor.

Entrance to Property
The Kitchen door is 700mm/27.5inches wide and has a threshold
height of 110mm/4.25 inches.
The Hall door is 1030mm/40.5inches wide and has a threshold
height of 90mm/3.5 inches.
There is a pair of french doors to the sitting room that are
1170mm/46 inches wide and has a threshold height of 100mm/4inches..
The yard is lit by two lights on PIR switches. If you let
us know if you are coming after dark we will put the lights
and heating on if needed to welcome you.
Halls, Stairs, Landings, Passageways
The whole of the ground floor of Kitchen/dining area, hallway
and living room has a flagstone floor, that in places is slightly
uneven due to the cement grouting between each "flag"
The doorway in between the kitchen to the hallway is 730mm/28.5inches
The doorway in between the hallway to the sitting room is
760mm/30 inches wide.
There is a BT land line phone in the hallway.
The living room has two rugs on the flagstone floor.
There is a staircase that leads off the sitting room to the
first floor there are initially 6 steps then turn two larger
steps turn left handed and then another 4 steps that go to the
landing. The stairs are carpeted in short pile carpet and the
stairs are 850mm/336.5inches wide with an individual tread height
of 200mm/8.5 inches. The depth of the rising tread is 255mm/10
There is a handrail to the stairs on the left hand side which
is 940mm high/37 inches with over head lighting.
The sitting room/lounge is situated on the ground floor with
level entry from the hallway.
The door opening to the lounge is 760mm/30inches wide.
The room has a mixture of seating with sofas and a armchair
with non-feather cushions , together with a low coffee table.
There are two sofas and an armchair that have a seat height
of 450mm/17.75 inches.
Furniture can be moved.
There is a widescreen digital television with remote control,
subtitles, and a DVD player.
The flooring is stone flagstones
There is a curtained recess off the hall way. The width between the two wooden posts to this is 730mm/28.75ins wide. It has a chest of drawers, stone flagstone floor, and has over head lights and a tall floor mounted spot lamp. There is a sofa (the height of this is 500mm/19 inches).
There is a pine six seater dining room table in the Kitchen
with six pine chairs.
The table height is 760mm/30 inches. The chair height is 440mm/17.5
The floor to "under table height"(the amount of
knee-lower leg room) is 620mm/24.5 inches.
There is free space around the table.
There are six Chairs (all moveable) – they have no arms.
Lighting is natural daylight with over head lighting and spotlamps.
The kitchen/dining area is situated on the ground floor with
step free, level access from the hallway. It has a stone flagstone

The door of the oven drops down and the handle ( when the
door is closed)is 700mm/27.5ins above the floor. The lowest
shelf in the oven is 410mm/16 inches. The hob is 940mm/37ins
above the floor.

There is a Fridge/freezer, highest shelf in fridge 850mm/33.5ins,
the lowest shelf in the fridge is 300mm/12 inches.
There is a freezer above , the height of the lowest shelf
is 1100mm/43 inches.
Bedrooms and Sleeping Areas
Upstairs there is a bedroom 1 with a kingsize bed,the height
of this bed is 600mm/23.5ins. The floor is carpeted with short
pile carpet and the door from the landing is 760mm/30ins wide-There
are wall lights and bedside lights.
Bedroom 2 has two single beds, the height of these beds is
685mm/27ins. The floor is carpeted with short pile carpet and
the width of the door from the landing is 750mm/29.5ins wide.
There are wall lights and bedside lights.
All bedrooms offer good colour contrast between the floor,
walls and doors, short pile carpet, non-feather bedding.
Bathrooms, Shower-rooms and Toilets
The bathroom/toilet is on the first floor with a door width
of 700mm/30.25 inches.
The bath is enamelled steel with a power shower fitted over
the tap end.
It has a vinyl floor and has overhead spotlights.
The Toilet -with seat-420mm/16.5inches high.
The Wash basin 800mm/31.5inches high.
The edge of the bath is 560mm high/21.75 inches
There is a removable rubber bath mat for use when using the
Outside attached to the barn is a boiler shed that has a small
chest freezer and a tumble drier.
Trained assistance dogs are welcome at no extra charge.
There is conventional oil fired central heating with radiators
in all rooms fitted with thermostatic radiator valves
All areas in the cottage have good colour contrast between
the floor, doors and walls. Generally, doors and doorframes
are dark wood and walls are light in colour.
The mobile phone reception can be poor but Orange is the best
The nearest General Hospital with an A&E unit and walk
in NHS is 12 miles away in Banbury and the nearest Doctor’s
