Access Statement for Wytons Piece

Introduction
Wytons Piece was originally a set of old agricultural Cotswold stone barns which have recently been converted to create a spacious, single storey three bedroom property sleeping up to six people. Surrounded by grass fields, it is not overlooked and has its own stone-walled south-facing courtyard. The road access is a single tracked lane.
The access from the lane to the courtyard that adjoins the barn is sloping gravel, the courtyard is partly gravelled and there is a flag stoned area that makes a patio nearest the two doors to the property.
Wytons Piece is on a quiet lane just 800m east of the hamlet of Ascott, on the side of a hill overlooking a Cotswold valley. The nearest village is Whichford (one mile) with a traditional pub and a village green.

Local attractions are Chipping Campden, Broadway and Stow on the Wold and there are Gardens at Hidcote, Kiftsgate and Sezincote. Warwick Castle is 20 miles to the North.
The property is 19 miles south of Stratford-upon-Avon; 22 miles north of Oxford and 12 miles from the market towns of Moreton-in-the-Marsh and Banbury.

Pre-Arrival

  • Wytons Piece is 900m east of Ascott-the postcode point of Ascott is CV36 5PP.
    We will send you a local street map if needed with your booking form.

  • The nearest train station is Moreton in the Marsh(10 miles)-services from London Paddington-Oxford-Worcester. Banbury(12 miles) -services from London Marylebone-Bicester Birmingham New St. We can send you details of local taxi operators.


    Key Collection, Welcome and Car Parking

  • Please collect the key from our house which is in between Wytons Piece and Ascott. Please contact us on 01608 684240 to let us know when you are coming. There is off road parking for cars in the courtyard.

    Entrance to Property

  • The Kitchen door is 850mm/33.5inches wide and has a threshold height of 3.75inches/85mm.

  • There is a pair of french doors to the living room that are 1350mm/53 inches wide and has a threshold height of 200mm/8inches..

  • The yard is lit by two lights on PIR switches. If you let us know if you are coming after dark we will put the lights and heating on if needed to welcome you.

    Kitchen, Living Room, Passageways, Bathrooms and Bedrooms

  • The whole property is on one floor level, which is tiled, there is a 2mm grouting gap in between each ceramic which are a mixture of cream and grey stone coloured tile.

  • There is underfloor heating throughout the whole property.


    Living room

  • The Living room is situated on the ground floor with level entry from the kitchen and the ensuite bedroom

  • There is a single step of 220mm/8.75 inches with a opening of 790mm/31 inches from the living room to the passageway that leads to the ensuite bedroom.

  • The room has seating with two sofas which have a seat height of 450mm/17 inches with non-feather cushions , together with a coffee table which is toughened glass and is 470mm/17 inches

  • There is a large dining table which is 790mm/31 inches high with wooden chairs 460mm/18 inches high.

  • The floor to "under table height"(the amount of knee-lower leg room) is 620mm/24.5 inches.

  • There is free space around the table.

  • There are eight Chairs (all moveable) – they have no arms.

  • Lighting is natural daylight with up lighters and spotlamps.

  • At one end of the room there is a wood burning stove which has a door opening which is 375mm/14.75 inches high.

  • There are two rugs of contrasting colours on the floor.

  • Furniture can be moved. There is a widescreen digital television with remote control, subtitles, and a DVD player.

  • There is a BT land line phone in the living room

  • There is a single step of 220mm/8.75 inches with a opening of 840mm/33 inches from the kitchen to the living room.

  • The opening that leads to the passageway that goes to the twin bedroom,family bathroom and kingsize bedroom is 830mm/32.5 inches.

  • The door of the oven drops down and the handle ( when the door is closed)is 730mm/29ins above the floor. The lowest shelf in the oven is 470mm/18.5 inches. The hob is 930mm/36.5inchess above the floor.

  • The Worktop and sink are 910mm/36ins above the floor.

  • There is a Fridge/freezer, highest shelf in fridge 1550mm/61.25inchess, the lowest shelf in the fridge is 1180mm/46.5 inches.

  • There is a freezer below, the height of the highest shelf is 760mm/36 inches, the lowest shelf is 255mm/10 inches.

  • There are two rugs of contrasting colours on the floor

    Bedrooms

  • In the kingsize bedroom there is a kingsize bed, two bedside tables, wardrobe and chest of drawers. The height of this bed is 670mm/26.5 inches.There is natural light, down lighters and bedside lights.The door width is 770mm/30.5inches here are two rugs of contrasting colours on the floor

  • In the twin bedroom there two single beds, two bedside tables, wardrobe and chest of drawers. the height of the beds is 670mm/26.5 inches. The door width is 770mm/30.5inches.There is natural light, down lighters and bedside lights.There are two rugs of contrasting colours on the floor.

  • In the ensuite kingsize bedroom there is a kingsize bed, two bedside tables, wardrobe and chest of drawers. The height of this bed is 670mm/26.5 inches.There is natural light, down lighters and bedside lights.The door width is 770mm/30.5inches here are two rugs of contrasting colours on the floor. The doorway that leads to the Ensuite bathroom is 760mm/30 inches wide.


Bathrooms, Shower-rooms and Toilets

  • The family bathroom/toilet is in between the twin room and the kingsize bedroom with a door width of 770mm/30.25 inches. The bath is enamelled steel with a power shower fitted over the tap end. It has natural light and has overhead spotlights. The Toilet -with seat-460mm/18inches high. The Wash basin 850mm/33.5inches high. The edge of the bath is 560mm high/21.75 inches. There is a removable bath mat for use when using the bath/shower.

    Additional Information

  • Trained assistance dogs are welcome at no extra charge.

  • All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors are light pine wood in colour and walls are light in colour.

  • The mobile phone reception can be poor but Orange is the best coverage

  • The nearest General Hospital with an A&E unit and walk in NHS is 12 miles away in Banbury and the nearest Doctor’s surgery is 4 miles away. Further information is in the welcome folder.
